General Questions

How Much Does It Cost To Paint A House Exterior In Kansas City?

Every home is different, so we give free, itemized estimates rather than ballpark prices. The biggest factors are the size and height of the home, how much prep and wood repair it needs, and which paint package you choose. Your quote spells all of it out in writing before any work starts.

When Is The Best Time To Paint A House Exterior In Kansas City?

Late spring through fall is ideal, and we paint throughout that entire stretch. Kansas City gets plenty of rain in spring and fall, so we schedule around the weather to make sure every coat goes on dry and cures properly. All three seasons are great times to paint, but our spring and fall schedules fill up very quickly, so it pays to get on the calendar early.

Do You Repair Wood Rot Before Painting?

Yes. Wood rot repair is one of the most common parts of our exterior projects. We replace rotted siding, trim, soffits, fascia, door frames, and garage trim using cedar, LP SmartSide, James Hardie, AZEK, or PVC, then prime and paint so everything matches.

What Paint Do You Use?

We primarily use Sherwin-Williams: SuperPaint, Duration, and Emerald Rain Refresh for exteriors, and Cashmere, Duration, and Emerald for interiors. Benjamin Moore is our second choice and we're happy to use it if you prefer.

Is Your Work Warrantied?

Every project comes with a written warranty. Exterior packages carry a 3-, 5-, or 7-year warranty depending on the paint level you choose, and interior projects carry a 2-year warranty.

Are You Licensed And Insured?

Yes. Arrowhead Painting KC is fully licensed and insured, and we're happy to provide proof of insurance with your estimate.

Exterior Painting

How Long Does An Exterior Paint Job Take?

Most single-family homes take 3 to 6 working days once we start, depending on size, height, and how much wood repair is needed. Weather can shift the schedule; your project manager keeps you updated every day.

Do I Need To Be Home While You Paint The Exterior?

No. Most homeowners go about their normal day. We just need access to exterior outlets and water, and we'll let you know ahead of time if we need a window or door kept closed.

What Happens If It Rains?

We watch the forecast closely and won't apply paint when rain, dew, or low temperatures would affect how it cures. If weather pushes us back, we'll tell you right away and adjust the schedule.

Can You Paint Brick, Stucco, Or Vinyl?

Yes. We paint stucco, brick, fiber cement, wood, and engineered siding, and can paint vinyl with the right products and colors. We'll tell you honestly during the estimate if a surface isn't a good candidate.

How Often Should A House Exterior Be Repainted In Kansas City?

Typically every 7 to 12 years, depending on the siding material, sun exposure, paint quality, and how well the last job was prepped. South- and west-facing walls usually wear first.

Do You Power Wash Before Painting?

Yes, every exterior project starts with a thorough wash so primer and paint bond to clean surfaces. It's included in every package.

Wood Rot, Siding & Carpentry

Do You Do Carpentry Work?

Yes. Carpentry is a big part of our repair work. We install new siding, fascia, soffits, trim, door trim, window trim, corner boards, frieze boards, garage door jambs, window sills, columns, and chimney chase siding, using cedar, LP SmartSide, James Hardie, AZEK, or PVC. Everything we install is caulked, primed, and painted to blend with the rest of your home.

What Causes Wood Rot On A House?

Wood rot is caused by fungi that grow when wood stays wet. On houses it usually starts where water collects: failed caulk joints, the bottoms of door frames and trim, siding near roofs and gutters, and boards close to the ground or decks.

Can Rotted Wood Just Be Filled And Painted?

Small surface damage can sometimes be repaired with epoxy, but rot that has gone soft or deep needs to be cut out and replaced. Painting over rot traps moisture and lets it spread. We'll show you exactly what we find and recommend the right fix.

What Materials Do You Use For Replacement?

We match or upgrade what's on your home: cedar, LP SmartSide, James Hardie fiber cement, and PVC trim. PVC and fiber cement are great choices for areas that stay wet because they don't rot.

Do You Only Do Wood Rot Repair As Part Of A Paint Job?

Most of our wood repair is done alongside an exterior repaint so everything is primed, painted, and warrantied together. Call us to talk about your project and we'll let you know the best approach.

How Do You Price Wood Rot Repair?

We find and mark visible rot during the estimate and price it in your quote. If we uncover hidden damage once boards come off, we show you photos and discuss it with you before doing any additional work.

Interior Painting

How Do You Protect Furniture And Floors?

We move and cover furniture, mask floors and fixtures with paper and plastic, and protect the path we walk through your home. At the end of each day the work area is cleaned up so you can live in your home normally.

Do You Repair Drywall Before Painting?

Yes. Nail pops, small holes, cracks, and dings are patched and sanded as part of interior prep. Larger drywall repairs can be added to your interior project.

Do You Paint Kitchen Cabinets?

Yes. Cabinet painting includes thorough cleaning, sanding, priming with a bonding primer, and a durable enamel finish.

What Warranty Comes With Interior Painting?

Interior projects carry a 2-year workmanship warranty, with Cashmere, Duration, or Emerald paint options depending on the look and durability you want.

How Long Does An Interior Project Take?

A few rooms usually take 1 to 3 days. A full interior can take a week or more. We'll give you a schedule with your estimate.

Commercial Painting

Can You Work After Hours Or On Weekends?

Yes. We schedule commercial work around your business so customers and employees aren't disrupted, including evenings and weekends when needed.

Do You Paint Rental Properties Between Tenants?

Yes. We turn rentals quickly with interior repaints and drywall touch-ups so units are ready to list.

Can You Provide A Certificate Of Insurance?

Yes. We're fully insured and can provide a certificate of insurance for your property manager or HOA board.

What Size Projects Do You Take On?

We focus on light commercial work: offices, retail suites, small buildings, rental properties, and HOA exteriors. Call us to talk through your project.
